How to Add Value to Your Home

What are some of the best ways to improve a home’s value? Susan sees many homeowners making expensive renovations to their house because of the myth that fancier is better.

In fact, high-end upgrades, bright colours, and ornate designs may bring down the value in some cases. So, what can you do? More than you think!

Susan has a passion for fine home design and can provide you with a number of great home décor insights.

Neutral Curb Appeal

By neutral, we don’t mean boring. It’s essential for your home to match your neighbourhood’s style. Bold, drastic changes scare away potential buyers. For example, if your neighbourhood has white, black, or brown front doors, it would be in your best interest to have your front door blend into the neighbourhood. It can be a variation of the colours depending upon the exterior colours of the home. Try not to be monochromatic. If needed, repair your door or replace it.

There are many ways to add value and still enjoy your property’s aesthetic. Instead of choosing a whole new colour for your exterior, refresh the colour that’s already there. Chances are, if your exterior wasn’t looking its best anyway because of faded, chipped or weather-beaten paint, a fresh coat of paint will do wonders! Remember that it’s best to do this renovation if you’re selling your home in the spring and summer time.
In terms of landscaping, most potential buyers are drawn to homes with neat and tidy landscaping. Simplicity is the key here, so make sure your plants are healthy and pruned. Mowing the grass will also go a long way.

Interior Home Renovations

When you’re thinking about selling your home, Susan has many ways for you to make it look new again without hurting your wallet.

Painting

If you have lime green in the living room, fire engine red in the dining room, and sunny yellow in the basement, get out the paint and rollers. The walls of a home are a major selling point. If your house is decked out in all the colours of the rainbow, buyers will be deterred from putting in an offer since they don’t want to have to do all that renovation work. These colours distract from actually seeing the home and its potential. Buyers see and recall the colour of paint, rather than the size of the home, room sizes, special features etc.  Painting is probably the most cost-effective renovation you can do to increase the value of your home.

Lighting

Every living space in your home needs lighting. And while some homeowners think they need to add fancy fixtures to attract buyers, this is not necessarily the case! The latest trends in lighting is simplicity. Geometric shapes and industrial-styled fixtures are what homeowners today are installing on their ceilings. It is important to have bright lighting when a home is for sale.

Flooring

Have you calculated the square footage of your floors and how much it will cost to replace them? Changing out your flooring can be a very expensive proposition for both you and your prospective buyer. Because buyers may not enjoy the same taste in materials or for designs, you can save yourself the trouble and expense by opting for a simpler solution. For wood floors, have them sanded and coated. If your tiles need fixing, either fix the ones that are cracked or replace them with a neutral colour and design. Alternatively, leave it as it is, as tile floor replacements can be costly if you don’t have spare tiles. The asking price can be adjusted accordingly.
